Services
Home inspection & testing
Everything a home purchase needs checked — thorough, documented, and explained in plain English. Here's exactly what each service covers.

Comprehensive Home Inspection
A top-to-bottom look at the house before you commit.
A full visual inspection of the home's major systems and structure — roof, exterior, foundation, structure, electrical, plumbing, heating and cooling, insulation, and interior. You get a clear, photo-rich report that tells you what's solid, what needs attention, and what to watch.
- Roof, gutters, flashing and exterior envelope
- Foundation, grading, structure and attic
- Electrical panel, wiring and safety devices
- Plumbing, water heater, HVAC and ventilation
- Clear digital report with photos and plain-English notes

Radon Testing
The invisible gas you can't see, smell or taste.
Radon is a naturally occurring radioactive gas and a leading cause of lung cancer. It seeps up from the ground into homes and you'd never know without a test. We place a calibrated monitor and give you a documented result so you can decide with real numbers, not guesswork.
- Calibrated continuous-monitor testing
- Follows recognized testing protocols
- Documented, easy-to-read results
- Guidance on next steps if levels are elevated

Water Quality Testing
Know what's actually coming out of the tap.
Whether the home is on a private well or municipal supply, water quality matters for the people who'll drink it. We collect samples and test for common contaminants so you know the water is safe — a must for well homes and smart peace of mind for everyone else.
- Well and municipal water sampling
- Screens for common bacterial and chemical contaminants
- Clear lab results you can act on
- Especially important for private-well properties

Mold Testing
Find hidden moisture problems before they spread.
Mold follows moisture, and moisture hides. If you see staining, smell something musty, or a past leak worries you, we sample air and surfaces to confirm what's really there — so a small problem doesn't become an expensive one.
- Air and surface sampling
- Targets suspected moisture and staining
- Lab-analyzed results
- Helps you scope repairs before they grow
Good to know
Questions, answered
- What does a home inspection include?
- A full visual review of the home's major systems and structure — roof, exterior, foundation, electrical, plumbing, heating and cooling, insulation and the interior. You receive a clear, photo-rich report describing the condition of each and anything that needs attention.
- Should I be there for the inspection?
- You're welcome to join, and we encourage it — walking the home together is the best way to understand the report. If you can't make it, we'll go over everything with you afterward.
- What is radon and why should I test for it?
- Radon is a naturally occurring radioactive gas that seeps up from the ground into homes. It's invisible and odorless, and it's a leading cause of lung cancer. The only way to know a home's level is to test — which is why we offer it with your inspection.
- Do you test water from a private well?
- Yes. Private wells aren't regulated the way municipal water is, so testing is strongly recommended. We collect samples and screen for common contaminants so you know the water is safe to drink.
- When does mold testing make sense?
- If you see staining, notice a musty smell, or know the home had a past leak or flooding, air and surface sampling confirms whether there's an active problem and how far it's spread — before it becomes an expensive repair.
- Can you recommend contractors for repairs?
- We can. If the inspection turns up something that needs a licensed tradesperson, we'll point you to vetted local pros from our trusted-trades network so you're not starting from scratch.
